When you are looking to sell your home, it is good practice to make your home the best that it can be. This means to declutter as much as possible, but don't just hide it all in cupboards as potential buyers will be looking in these places too. If they are full and in a messy condition, they will think that the storage space is minimal. The best thing you can do is to hire out a storage unit and put anything extra in there.

Getting all the paperwork ready early saves a lot of hassle down the line. Make sure that you have all the below (you might not need all of them) ready if/when you are asked for them:
• Building regulation certificates
• Property details and dimensions
• Electrical certificates
• Planning permission certificates
• Recent utilities bills
• Contents insurance
• Buildings insurance
• Mortgage roll/account number
• Energy Performance Certificate

If you have a few prospective buyers interested in your property at one time, it’s a good idea to think about who is likely to pull out, move at the same pace as you (are you in a rush, are they?) and how much each buyer has offered for the house. The safest buyers:
• First-time buyers
• Buyers who have sold their home STC (subject to contract)
• Buyers who’ve sold their property at an earlier date
• Buyer’s whose home is still on the market or not yet on the market

You’ve accepted an offer, congratulations! When you are in the process of exchanging and singing contracts, make sure that the buyer knows exactly what’s included in the price (fixtures and fittings etc.).

Both parties need to agree on specific dates for exchange and completion. This saves a few arguments in the imminent future. Get your diaries out and start planning. If you go on holiday, make sure you tell everyone included in the sale of your property, communication is KEY!
